10,000 new homes possible as Tasmanian government moves to change urban growth boundaries

Expansions of multiple urban growth boundaries across greater Hobart have been proposed, potentially unlocking land for thousands of new homes.

The plan would free up 615 hectares across Brighton, Clarence, Glenorchy, Hobart, Kingborough and Sorell.

Housing Minister Felix Ellis said the land earmarked is enough “for almost 10,000 new homes”.

“Paired with other key development incentives and initiatives … the extension of the urban growth boundary will see more Tasmanians realise the dream of homeownership,” he said.

The proposal would allow for the development of 3,827 dwellings in Clarence, 3,499 in Sorell, 1,856 in Brighton and 588 in Kingborough.

Some of the key sites identified in Brighton include Brighton Road with 638 new homes and Cartwright Street with 474.

Pass Road in Rokeby could get space for 3,371 homes, while the Channel Highway in Margate could see 588 and the Arthur Highway in Sorell could allow for 2,951.

“We’re backing in the builders to get more roofs over the heads of Tasmanians,” Ellis said.

Consultation on the proposal opened on Sunday and will run until Friday, March 14.

Changes to the urban growth boundary won’t immediately rezone land, as councils must still go through the approval process.
