A service station and storage facility could be built on Cambridge Road, with developers lodging a $2 million application with the Clarence City Council.
The proposal for 1106 Cambridge Road includes a 24-hour servo with four fuel bowsers and a 2,105-square-metre warehouse with space to accommodate four separate tenancies.
Developer Endevor Pty Ltd, represented by planning consultants Ireneinc, submitted the application in August for the 6,000-square-metre industrial site near Hobart Airport.
Plans show the servo would feature a 250-square-metre shop selling fuel and convenience items, while the warehouse is aimed at storage and distribution businesses.

Council documents show the project faces several hurdles, including restrictive covenants on the title that prevent building within 20 metres of some boundaries and ban direct vehicle access to Cambridge Road.
“Preliminary discussions have commenced with [the Department of State Growth] regarding the potential relaxation of the covenant and initial feedback suggests they may be open to considering a reduction in the setback requirements,” planning documents state.

The developers will also need council approval to widen the existing access point, with plans to extend the entry from 10 metres to up to 19 metres along the frontage.
The application initially faced complications over land ownership consent, which has since been resolved.
Public submissions on the proposal close on September 8, before councillors make a decision at a planning meeting.
The site is currently used for vehicle storage and contains an outbuilding with toilet facilities.

If approved, this would become the fourth service station in the Cambridge area.
