A 61-lot subdivision north of Hobart is poised for approval, opening the way for dozens of new homes.
Glenorchy City Council planning officers have recommended councillors approve the proposal at 15 Karambi Street in Chigwell when they meet on Monday.
The plan would divide the easternmost section of the property into blocks ranging from 450 square metres to 3,000 square metres.
In total, 147 hectares of mostly untouched bushland would be made available for housing, while 140 hectares would be set aside in a dedicated conservation zone.

A planning consultant said the staged subdivision would make “efficient use” of existing infrastructure and help meet the northern suburbs’ growing demand for housing.
The proposal includes a new road linking Boondar Street to Branscombe Road, designed to ease traffic in the surrounding area.

Environmental protections built into the proposal include a 9,415-square-metre riparian reserve along Faulkner Rivulet and bushfire management strategies across the site.
Council staff have set 38 conditions for approval, covering underground power, stormwater systems and concrete footpaths.
A neighbouring property owner lodged formal objections during the public consultation period, raising concerns about privacy, security and potential impacts on local infrastructure.
They also questioned whether the subdivision would increase stormwater flows into nearby waterways.
Planning officers noted the land has been zoned residential since 2008, when a similar 74-lot subdivision was approved but never went ahead.
