Christian Homes Tasmania has lodged plans for a 44-unit retirement village in Kingston, set to operate alongside the organisation’s approved aged care facility next door.
The proposal covers a five-hectare block at Lot 555 Alfreds Garden and includes 22 duplexes, each containing two-bedroom independent living units of 120 square metres.
A 240-square-metre community hub is also planned, with shared lounge areas, a kitchen and a library for residents.
To make way for the development, some significant bushland trees would need to be removed.
Planning documents show five trees rated as very high conservation value and 16 rated high conservation value would be cleared.

Financial offsets of more than $213,000 have been calculated to compensate for the loss of trees and vegetation.
A 2.16-hectare conservation area on the site would remain protected.
New cul-de-sacs would be created at the ends of Eliza and Eleni avenues to provide access.
CHT already operates aged care facilities across Kingborough valued at more than $110 million and employing over 250 staff.
It also has approval for a separate residential aged care facility at 67 Village Drive.
According to the documents, the retirement village would allow residents to transition to higher levels of care at the adjoining facility as their needs change.
Public submissions close on September 26, with Kingborough Council to decide the application following community consultation.
