The Clarence City Council has splashed out $23.5 million on an office building in Rosny as it works to reshape the heart of the city.

The council has signed a sale agreement to purchase the office block at 30 Gordons Hill Road, a move CEO Ian Nelson says is strategically important for Clarence’s future growth.

“As a building and property of significant size within the Clarence CBD it presents exciting opportunities for the city,” Nelson said.

The multi-million-dollar deal is one of the council’s most significant financial commitments in recent years.

Nelson confirmed the purchase was funded entirely through existing cash reserves, with no impact on current budgets or rates.

“This acquisition contributes to council’s vision for developing a civic precinct as outlined in the plan, as well as the broader strategy of revitalising and enhancing the heart of our city to support jobs, economic growth and the provision of services,” he said.

Council staff are currently working on a business case and needs analysis to look at development options for the precinct, including future uses for both the newly acquired building and the nearby council chambers.

“We are currently developing a Community Hub, Administration and Civic Precinct business case,” Nelson said, adding that community consultation will be part of the process.

The building will continue to operate under current tenancy agreements, with several government agencies locked in until at least the end of 2026.

In the meantime, Nelson said, the leases will provide a steady revenue stream while the council explores “future options”.
