The first concrete slabs have been poured at Noble Life New Norfolk Resort, an over-50s development in the Derwent Valley.
The slab pours signal the start of home construction, with residents expected to move in by late 2026.
Stage one will deliver 26 two and three-bedroom homes built in partnership with Wilson Homes.
Noble Life director Daniel Noble said the project reflected changing expectations among older Australians.

“Today’s over-50s are active, socially connected and increasingly selective about where and how they live,” he said.
“Rather than traditional retirement villages, they are seeking more modern lifestyle-led communities that offer independence, quality design and genuine value without compromising comfort or security.”

The gated resort spans 9.5 hectares, about 30 minutes from Hobart CBD.
Amenities will include a clubhouse, heated indoor pool, cinema, library, sauna, massage rooms, yoga studio and gym.
All homes are designed as turnkey, meaning buyers move in with everything included and start from $569,000.
The development has no exit fees, stamp duty or council rates.

The Noble family has previously built lifestyle communities on Australia’s east coast, including in Hervey Bay, Kingscliff and Rockhampton.
Brothers Daniel and Roger Noble are continuing their late father’s legacy with the Tasmanian project.
The site was originally part of a larger development called The Mills, which went into administration in 2024.
The Noble family separated their interests and formed a new entity to proceed independently.

When construction began in March 2025, Noble sought to distance the project from The Mills collapse.
“We are not The Mills, we’re Noble Life and we pride ourselves on our long and proud history of delivering what we promise to our communities,” he said at the time.
Stage one is expected to be completed by September 2026, with stages two and three to follow.
The full project is valued at $75 million and will include 186 homes.
