Hobart’s iconic Kodak House set to be transformed into modern apartments and restaurant

A decision by developers has been made on the iconic 1929 Kodak signs as part of their proposal

A Hobart building with a rich history is set to be transformed into a modern accommodation and commercial hub.

Tasmanian property giant Fragrance Group is behind the proposed refurbishment of 45 Elizabeth Street, known as Kodak House.

The project aims to retain the existing building’s architectural style while “infusing new life into its structure”.

The development will include eight serviced short stay apartments, each fully furnished with modern amenities, with entry from Purdy’s Mart near Wellington Court.

Plans for a ground floor cafe, restaurant, kitchen and lobby are also proposed.

“Preserving the ground floor for commercial use as per the building’s original foundation maintains Kodak House’s historical integrity while adapting it to contemporary needs,” Scanlan Architects said.

“A significant aspect of the project involves enhancing the interior spaces while ensuring they comply with contemporary design standards and functionality requirements.”

They say this includes retaining original features, upgrading mechanical, electrical and plumbing systems and improving accessibility for users.

The current back elevation of Kodak House features an exterior fire escape that would be removed to maintain a modern aesthetic, while a new internal elevator and escape staircase would be installed.

New windows would be introduced to the back of the building, with developers saying the design of the windows and openings will be carefully integrated into the historical context of the building.

The iconic 1929 Kodak signs on both the front and side of the building are set to be preserved, with developers hoping to carefully restore them “to their former glory”, but the vertical projecting sign on the front of the building would be removed.

The building’s historic yellow colour scheme will be maintained.

Fragrance Group say, if approved by the City of Hobart, the development will assist in meeting the growing demand for accommodation options in the CBD.

Kodak opened its store in the building in the early 1900’s, with a retail store, stockroom and offices on the ground floor, while developing, printing, and finishing rooms were located on the first floor.

The building remained in the ownership of Kodak Australiasia until 2002.

Mobile phone accessory store Caseway currently occupies the ground floor tenancy.

The black Kodak signs will be preserved, but the vertical projecting sign will be removed.
