A developer has submitted plans to the Sorell Council that could pave the way for the construction of nearly 200 homes in the greater Hobart suburb.
The proposed plans would transform what is currently an approximately 17.83-hectare empty section located between the Arthur Highway and Sorell Bypass into a subdivision with public open space.
“The proposal is for a residential subdivision on the eastern edge of Sorell’s existing township, the plans include 197 residential lots, designed in 10 stages,” the application reads.
“The new subdivision roads will connect to Arthur Highway in the north and to Parsonage Place at the southwest.”

A traffic impact assessment included in the application found that the proposed subdivision “will not give rise to any adverse operational or safety issues” and identified ‘no major concerns’ with the traffic operation or safety of connected roads and junctions.
“The proposed residential subdivision of the development site will result in the construction of some 197 residential lots which, when fully developed and occupied, can be expected to generate 1,520 vehicles/day and around 152 vehicles/hour during peak hour traffic periods,” the traffic assessor said.

They said the subdivision “will generate only some 60-70 vehicles/hour two-way in peak traffic periods” through the Arthur Highway, Nugent Road and Sorell bypass junctions.
Sorell is one of Tasmania’s fastest growing municipalities and has experienced recent growth ‘exceeding state averages’, according to the council.
The area, located just 25 kilometres from Hobart, has a population of approximately 16,000 people and is popular for its relaxed, semi-rural lifestyle.
The application is currently open for representations with the Sorell Council until November 27th, 2023.
