Tullah Lakeside Lodge: West Coast lodge hits market

A 67-room lakeside lodge on Tasmania’s West Coast has hit the market, with current returns of more than 38% backed by a new 30-year lease.

Tullah Lakeside Lodge sits on the shores of Lake Rosebery, between Cradle Mountain and the West Coast population centres of Queenstown, Strahan and Rosebery.

The property has become a landmark business for both corporate clients and tourists, according to the listing agent.

Its 90-seat restaurant alone accounts for about half of the property’s turnover.

The lodge’s success is built on a strong corporate base, with around 60% of guests being repeat customers from Tasmania’s mining, hydro and forestry sectors, the agent said.

That demand is now being bolstered by rising tourist numbers, with recent upgrades – including more than 200 solar panels, new air-conditioning systems and refreshed interiors – further lifting the lodge’s appeal.

The agent added there is still room for growth, with potential to expand into destination weddings and adventure tourism.

“Capitalise on its prime location, strong corporate demand and high profitability to secure a turnkey investment in Tasmania’s booming tourism and accommodation sector,” the listing read.

The property is understood to be under contract for around $2.33 million, according to realcommercial.com.au data.
