Plans for 52 new social and affordable homes at Mornington have been lodged with the Clarence City Council, as more than 5,500 applicants wait for a social home.

Homes Tasmania submitted the development application for the Binalong Road site, on Hobart’s eastern shore, last week.

The medium-density project would also refurbish and improve the 12 homes already on the property.

There were 5,507 active applications on Tasmania’s housing register at the end of April 2026, up 8.1% over the year.

Priority applicants waited an average of 89 weeks to be housed, based on the rolling 12-month average.

Housing and Planning Minister Kerry Vincent said the project would help ease that pressure.

“This is an exciting project for the eastern shore and it aligns well with the Clarence City Council’s long-term vision for the central business district in its City Heart Plan,” Vincent said.

The homes will be built to the silver level of the Liveable Housing Design Guidelines, designed for people of all ages and abilities.

“The units will be designed for comfort, safety and accessibility, catering to people of all ages and abilities,” he said.

Vincent said the homes would be highly energy efficient, cutting running costs and easing their environmental impact.

The site sits close to transport, shops, schools and jobs.

Construction remains subject to council and funding approval, with timeframes to be confirmed once a building contract is in place.
