Hobart mansion could smash residential property record at $15 million

A “trophy piece property” in Sandy Bay that has been a Hobart landmark for more than a century has hit the market with a $15 million price guide that could smash the city’s residential property record.

‘Sentosa’ at 650 Sandy Bay Road sits on 2,300 square metres of prime Derwent River frontage and has undergone extensive renovations while retaining its 1917 heritage character.

Melbourne-based Forbes Global Properties director Robert Fletcher said the asking price would eclipse Hobart’s current residential property record, which is believed to be $9,482,630 for a yet-to-be-built Salamanca penthouse apartment.

“Nothing like it has traded for some time in terms of that sort of scale and price point in the Hobart market,” he told Pulse.

The five-bedroom mansion features formal and informal living areas, a state-of-the-art kitchen, landscaped gardens designed by renowned landscape architect Paul Bangay and a full riverfront boatshed with launching ramp.

Fletcher said the property’s expansive water frontage sets it apart from other premium Hobart real estate.

“A lot of the waterfront property through areas like Battery Point have a much narrower frontage to the water,” he said.

“The expanse to the Derwent here is really very special.”

The current owners purchased the property in 2017 and have completed what Fletcher described as “a very extensive set of renovations” that created “a 2026 type turnkey product”.

Initial interest has been strong, with multiple inspections in the first week and “pretty high level of inquiry” from potential buyers.

“A lot of intrigue about what a lot of people know is a very special property in Hobart,” Fletcher said.

Fletcher said the luxury market continues to perform well based on rarity, with properties like Sentosa likely to attract buyers seeking a second, third or fourth home.

“People that can afford something like this understand that these particular trophy pieces only come up once in a while,” he said.
