The median dwelling price in Hobart has decreased by $33,000 in the past six months, according to the PropTrack July Home Price Index.
In February, the median value was $713,000, but it has now dropped to $680,000 – more expensive than Darwin, Perth and Adelaide.
Hobart’s median dwelling value has decreased by 4.89% over the past year, making it the weakest performing city market in Australia.
Despite this, house prices in Hobart are still up 38.3% since March 2020.

In regional Tasmania, dwelling values have increased by 0.08% monthly but have fallen by 0.45% annually.
Last month, the median house price in Hobart rose by 0.25% from May but saw a yearly decrease of 5.49%, reaching $726,000.
For units, the median price is $563,000, indicating a monthly growth of 0.05% but an annual reduction of 2%.
