One of Hobart’s iconic Cornelian Bay boatsheds has hit the market for more than $450,000, but buyers won’t be able to call it home.
The 67-square-metre waterfront structure is the largest boatshed on the bay, featuring a deck over the water and a private jetty.
Listing agent Peterswald is marketing the converted boatshed as “the ultimate retreat”. But the listing makes clear potential buyers cannot live there.
“It’s important to emphasise that this property is designated for recreational use only, meaning you cannot live here,” the listing states.

Inside, the boatshed features a kitchen, wood heater and bathtub with water views. It also has a composting toilet, but no connection to the sewerage system.
Buyers would own the building freehold, while the water beneath is held on Crown lease up to the high-water mark.

Located near the Boathouse Restaurant and Cornelian Bay’s walking trails, the property sits in one of Hobart’s popular waterfront precincts.
