Land for more than 80 new homes could be opened up in Clarendon Vale under a rezoning plan on the eastern edge of greater Hobart, now open for public comment.
The Clarence City Council, sitting as a planning authority, voted on June 29 to prepare and certify the amendment and place it on public exhibition.
The proposal would rezone land at 22 Goodwins Road and an adjoining Goodwins Road reservation from rural and utilities zones.
Land west of Stokell Creek would become general residential, while land to the east would become inner residential.
The creek’s riparian corridor and adjoining land would be zoned open space.

The associated subdivision would create 81 residential lots, along with new public roads and two public open space areas.
Developer Stage C Developments wants the change to allow the subdivision, which is prohibited under the current zoning. The site covers about 7.7 hectares.
The proposal comes amid forecasts that greater Hobart will need about 30,000 additional homes over the next 25 years to keep pace with population growth.
The site is divided by Stokell Creek, which runs north to south before joining Clarence Plains Rivulet.
About 1.9 hectares along the creek would become public open space, with walking paths connecting to existing trails.
A separate parcel near the rivulet would also be set aside as open space.
If it proceeds, the subdivision would be developed in eight stages.
Most residential lots would be about 250 square metres, with larger lots of up to about 4,300 square metres designed for multiple dwellings.
The draft amendment and permit are on public exhibition for 28 days, with submissions open until August 10.
The council will then consider the submissions before the proposal goes to the Tasmanian Planning Commission.
