House owners in the Hobart suburb of West Moonah are living in the most desirable suburb in the state.
According to new Proptrack data, homeowners in the suburb tend to stay put for a longer, with an average hold period of 12.86 years compared to the statewide average of 7.35 years for units, 7.93 years for houses and 7.82 years overall.
West Moonah’s appeal lies in its convenience, proximity to the CBD, family-friendly amenities and affordability, with convenient access to nearby shopping centres and attractions all within walking distance.
It is also within 6km of Hobart city, but less prone to traffic congestion compared to other areas.
The suburb’s affordability and desirability have contributed to properties being held tightly, leading to an extended average holding period.

Proptrack say suburbs with long hold times tend to have excellent amenities, such as schools and shops and are often located in the middle and outer suburban rings.
Other tightly held suburbs in Tasmania include New Town with an average of 11.76 years, Launceston at 11.75 years, Moonah with 11.35 years and South Hobart 11.29 years.
Prospect Vale topped the list for units, with an average of 9.5 years, followed by Blackmans Bay at 8.83 years, Howrah at 8.82 years, Sandy Bay at 8.75 years and Claremont at 8.42 years.
