Up to 500 vehicle movements a day could be added to an industrial cul-de-sac on Hobart’s eastern shore under a proposal for a new car wash with a dog wash.
Pharos Properties has applied to the Clarence City Council to demolish the buildings on a corner block at Electra Place and Cambridge Road in Mornington.
A two-storey, $800,000 car wash about eight metres tall would go up in their place, built mainly of painted concrete and topped with a metal roof.
The building would hold two automatic wash bays, three self-serve bays, a small office and an upstairs plant room.
Four vacuum bays and a fenced dog wash would sit under a separate roof along the southern boundary.
Cars would enter and leave from Electra Place through a widened driveway, with no access from Cambridge Road.
A traffic report for the developer estimates 400 to 500 vehicle movements a day. Electra Place now carries about 300 vehicles a day.
The report states “the surrounding road network has adequate capacity to accommodate the forecast traffic generation associated with the proposed development”.
The site would mostly run without staff and would open 7am to 9pm Monday to Saturday and 8am to 9pm on Sundays and public holidays.
Houses sit across Cambridge Road from the site, which is zoned light industrial.
The planning application states the design falls short of some planning standards.
The building would sit three metres from Cambridge Road instead of 5.5 metres and the front garden strip would be three metres deep instead of 5.5 metres.
According to the plans, the current “visually dominant and uninviting” fencing would be replaced by about 140 native plants and sandstone boulders along both street frontages.
Under the proposal, wash water would pass through a treatment system before reaching the sewer, while roof water could be captured and reused in the washing process.
Public comments with the Clarence City Council close on October 12.
